The Brief was to develop an 18th Century 4 storey ruined mill into
sixteen 2-bedroom apartments. The mill is situated on the banks
of the river Camcor in the town of Birr, Co. Offaly. The walls of
the mill consist of random rubble limestone walls; 700mm thick with
brick dressed openings. Some sections of wall are coursed - the
quoin stones are shaped and have drafted margins and a rough punched
surface finish. The Town Plan lists the mill as a protected structure.
The solution included an external stair and lift core with deck
access to apartments on the upper stories. There are 4 floors with
four apartments per floor. A Conservation Plan for the rehabilitation
of the existing structure was generated. The Plan sets out guidelines
for the retention of the structure and the attendant grounds to
retain the buildings character and special interest.
